By accessing, browsing, or using the FindHM platform (the "Service"), you acknowledge that you have read, understood, and agree to be bound by these Terms of Service and our Privacy Policy.
If you do not agree to these terms, you may not use our Service. These terms apply to all users, including tenants, landlords, and visitors.
2. Service Description
FindHM operates an online platform that connects property owners and tenants in Singapore. Our services include:
- Smart Matching: AI-powered tenant and property matching based on lifestyle compatibility
- Rent Track: Transparent rent history and market data for properties
- SmartRent: Rent optimization recommendations for landlords
- Verification Services: Identity and background verification for users
- Communication Tools: Secure messaging and interaction features
FindHM acts as a platform facilitator and does not directly provide rental properties or guarantee the success of any rental arrangements.
3. Eligibility
To use FindHM, you must:
- Be at least 18 years of age
- Have legal capacity to enter into binding agreements
- Be legally authorized to rent or lease property in Singapore
- Provide accurate and current information during registration
- Maintain only one active account
We reserve the right to verify your eligibility and may request additional documentation at any time.
4. User Accounts
Account Registration
When creating an account, you must provide accurate, complete, and current information. You are responsible for maintaining the confidentiality of your account credentials and for all activities that occur under your account.

- Tenant Account: For individuals seeking rental properties
- Basic Landlord: Free account with limited features
- Verified Landlord: Enhanced account with verification badge
- Premium Landlord: Full-featured account with advanced tools
Account Security
You agree to immediately notify us of any unauthorized use of your account. We are not liable for any loss or damage arising from unauthorized account access due to your failure to maintain account security.
5. User Conduct
When using FindHM, you agree NOT to:
- Provide false, misleading, or fraudulent information
- Impersonate any person or entity
- Upload malicious code, viruses, or harmful software
- Harass, threaten, or discriminate against other users
- Post illegal, offensive, or inappropriate content
- Attempt to gain unauthorized access to our systems
- Use the platform for any illegal purpose
- Spam or send unsolicited messages to other users
- Circumvent our matching algorithms or verification systems
Zero Tolerance Policy: FindHM has a zero-tolerance policy for discrimination, harassment, or fraudulent activity. Violations may result in immediate account suspension or termination.
6. Content & Listings
User-Generated Content
You retain ownership of content you post on FindHM, but grant us a license to use, modify, and display such content for platform operations.
Property Listings
Landlords must ensure that:
- All property information is accurate and current
- Photos accurately represent the property
- Rental terms comply with Singapore housing laws
- Properties are legally available for rent
- All necessary permits and approvals are obtained
Content Standards
All content must comply with Singapore laws and our community standards. We reserve the right to remove content that violates these terms.
7. Payments & Fees
Service Fees
- Tenant Services: Free for all verified tenants
- Basic Landlord: Free with limited features
- Verified Landlord: Free with identity verification
- Premium Landlord: $29/month for advanced features
No Transaction Fees
FindHM does not charge transaction fees or commissions on rental agreements. All rental payments are made directly between tenants and landlords.
Subscription Terms
Premium subscriptions renew automatically unless cancelled. Refunds are provided according to our refund policy available in your account settings.
8. Privacy & Data Protection
Your privacy is important to us. Our use of your personal information is governed by our Privacy Policy, which is incorporated into these terms by reference.
Data Collection
We collect information necessary to provide our services, including:
- Profile and contact information
- Property and rental preferences
- Usage data and platform interactions
- Verification documents and background check results
Data Protection
We implement industry-standard security measures to protect your data and comply with Singapore's Personal Data Protection Act (PDPA).
9. Identity Verification
FindHM offers verification services to enhance trust and security on our platform.
Verification Process
Verification may include:

- Employment Verification Letter
- Property ownership verification for landlords
- Background checks where legally permitted
Verification Limitations
While we strive for accuracy, verification does not guarantee the character, creditworthiness, or reliability of users. You should conduct your own due diligence before entering into rental agreements.
10. Dispute Resolution
Platform Disputes
For disputes related to platform use, we encourage direct communication between parties. If resolution cannot be reached, you may contact our support team for mediation assistance.
Rental Agreement Disputes
FindHM is not party to rental agreements between users. Rental disputes should be resolved according to Singapore tenancy laws and may require legal counsel or government mediation services.
Arbitration
Any disputes arising from these terms shall be resolved through binding arbitration in Singapore under the Singapore International Arbitration Centre (SIAC) Rules.
11. Limitation of Liability
Platform Liability
FindHM provides the platform "as is" without warranties. We are not liable for:
- Actions or omissions of platform users
- Failure of rental arrangements or agreements
- Property damage or personal injury
- Financial losses from rental transactions
- Data loss or security breaches beyond our reasonable control
Maximum Liability
Our maximum liability to any user shall not exceed the fees paid to us in the 12 months preceding the claim.
Important: Users are encouraged to obtain appropriate insurance coverage for their rental activities.
12. Account Termination
Termination by You
You may terminate your account at any time through your account settings. Upon termination, your access to the platform will cease, but these terms will continue to apply to past activities.
Termination by Us
We may suspend or terminate accounts that violate these terms, engage in fraudulent activity, or pose risks to other users or the platform.
Effect of Termination
Upon termination, you must cease using the platform and we may delete your account data according to our data retention policies.
13. Modifications to Terms
We reserve the right to modify these terms at any time. Changes will be effective immediately upon posting to our website. Continued use of the platform constitutes acceptance of modified terms.
For significant changes, we will provide advance notice through email or platform notifications.
